VALUE-ADD STRATEGY

Investment in our Value Add strategy will most often follow a buy, fix, and sell business plan.  Value Add opportunities are typically well-located properties that are underperforming due to deficiencies in deferred maintenance or existing management.  PIA will orchestrate upgrade programs to most efficiently capture the rental potential and increase the property value.  Most properties will be purchased with an attractive debt structure and hold periods of three to five years.

PIA Group started by acquiring, remodeling and leasing Single Family Homes in South Florida in 2009.  After capturing the interest of Family Office investors, it expanded to acquire over 800 homes and small multifamily units in the last 7 years.  As a result of this operation, vertical integrations in Acquisitions, Property Management and Construction where created.  With a successful platform in place, supported by 37 professionals, and a track record of delivering above average risk-adjusted results to our investors, PIA Group is expanding into the acquisition of well located, value-ad market rate, multi-family opportunities in growth markets throughout the U.S

Property Investment Advisors (PIA) was initially created to assist investors acquire portfolios of Single Family Homes that would provide long term above-average risk adjusted returns.  By developing deep relations in the South Florida market, PIA was able to acquire a large portfolio of houses and small multifamily properties at substantial discounts to market.


PMA was created to efficiently manage our portfolio of Single Family Homes and small multifamily in South Florida.  With its own team of leasing agents and maintenance personnel, PMA provides effective and proven management solutions, increasing rental revenue and lowering expenses for increased profitability.


PIA Construction Services (PCS) was created to recondition, rehabilitate, and remodel all investment properties before tenants move in.  This process is an essential pre-requisite for bringing a distressed property to the market and allowing it to generate above-average returns for to the investor.  PIA Construction Services provide the knowledge and services required to affordably renovate and bring a property to market standards.
